If you are going to sell your home, you should consider having an appraisal done.
1. It will help you accurately price your home. Over pricing your home will help sell YOUR COMPETITION'S home, not yours.
2. A lender will not approve a loan for more than appraised value. If the appraisal ordered by the lender comes in at less than your asking price, you will have recourse to challenge their appraisal, provided your appraisal is recent (less than 6 months old).
3. You will learn what weak points are present in your home. That will allow you to address them BEFORE they become an unexpected stumbling block in your transaction.
